About the Self Build SPD

Self and custom build homes come in all shapes and sizes. For some, it could be a route to getting on to the property ladder and for others to build their ‘dream home’. Complete control over every decision and lower development costs, along with the rise in popularity of property-focused reality TV shows mean this is now more popular than ever.

Every year, around 11,000 people build their own house. The self and custom build sector can deliver more and better homes, that people aspire to live in and communities are happier to see built. It supports greater housing diversity and quality, and we want to promote this form of housebuilding in South Gloucestershire.  

The purpose of the SPD is to provide guidance and advice for anybody seeking to build their own home in South Gloucestershire. The SPD includes detailed advice to enable the delivery of self and custom build homes through successful planning applications.


In response to the Council’s climate change strategy, the SPD will also provide guidance on how we are helping to address climate change in new self and custom build homes. Guidance will be given on the need to consider opportunities to promote renewable energy sources and improve the energy performance of a dwelling.

The draft SPD is open for public consultation from Friday 2nd October 2020 until Monday 4th January 2021.

For example, education issues may be of particular interest to Parents & Guardians, and so will be shown to people searching the system for parenting issues, but the views of others (eg: Business, Faith Groups) are also relevant.
